Flat roof coating for commercial buildings

If your flat roof is leaking, chalking or nearing the end of its life, replacement isn't your only option. A fluid-applied coating system seals the existing roof under one seamless, reflective membrane.

What is flat roof coating?

Flat roof coating is a liquid-applied membrane — typically silicone or acrylic — rolled or sprayed over an existing low-slope roof. Once cured, it forms a seamless, waterproof layer with no seams for water to find. On a sound roof, coating is a way to restore performance without the cost and disruption of a full tear-off.

Colorado's high-altitude UV, hail and freeze–thaw cycles are hard on single-ply and asphalt roofs. A reflective coating shields the original membrane from the sun and helps keep the roof surface cooler in summer.

Why coat a flat roof

Four reasons owners choose coating

Coating reuses the roof you already paid for. When the deck and insulation are dry, you avoid tear-off labor, disposal fees and new insulation — which is where much of a replacement budget goes.

Coating vs. replacement

How the two options compare

Roof coating

Full replacement

Tear-off required

No — applied over the existing roof

Yes — roof removed to the deck

Disruption to occupants

Low

High (noise, debris, open deck)

Landfill waste

Minimal

FAQ

Flat roof coating questions

Straight answers to what building owners ask us most.

Can any flat roof be coated?

No. Coating works on roofs with a sound deck and mostly dry insulation. If moisture testing shows widespread saturation, replacement is the right call — and we'll tell you.

Which coating is better, silicone or acrylic?

It depends on the membrane, ponding water and budget. Silicone handles ponding water well; acrylic is often used on well-drained roofs. We specify the system after the assessment.

How long does a coating project take?

Most of the schedule depends on roof size, repairs needed and weather. We'll give you a timeline with your proposal.

Is there a warranty?
